177 acre mixed farm and vineyard has gone on sale in the Severn Valley

A versatile mixed farm and working vineyard in the Severn Valley north of Worcester has gone on sale with the same agents who are marketing the imposing Georgian country house next door.

Halls is selling the 177-acre Church Farm at Shrawley, eight miles north of Worcester, at a guide price of £10,000 per acre and the adjacent Severnbank House, set in about 12 acres of parkland, at a guide price of £1.3m.

Historically Church Farm was a mixed dairy farm and supported a range of arable crops including potatoes, sugar beet and dry flowers. More recently it has produced successful crops of asparagus and stubble turnips in a rotation with temporary grass.

The land is highly versatile with fertile soils and boasts two large modern farm buildings, woodland with a felling licence, a lake renovation opportunity and an abstraction licence totalling 35,000 cubic metres annuallythrough the abstraction period from April to September.

Church Farm is also currently supporting 700 breeding ewes across temporary grass and permanent pasture in addition to the working vineyard, known as Sixteen Ridges Vienyard, which was planted seven years ago with Seyval, Early Pinot and Pinot Noir vines. The vineyard is in Lot 1 of three that constitute the 177-acre total.

Severnbank House extends to more than 6,100 sq ft of gross internal area plus more than 900 sq ft of cellars. It is a classic Grade II listed three-storey Georgian home built around 1760 in an elevated position above Shrawley with fine views across parkland towards the River Severn and beyond.

It boasts six bedrooms, four bathrooms, imposing living space, cellars, stables and beautiful gardens of just over two acres which featured for several years in the National Garden Scheme's 'Yellow Book'.

To the rear of the property there is an attached two bedroom, self-contained, cottage which connects internally to the main house at both ground floor and first floor level.

The cottage has its own access with parking and private garden and makes ideal accommodation to either rent out or use for dependent relatives. Alternatively it would readily adapt to become a substantial office for home or business use.

Halls has a fine reputation for selling farms in Worcestershire and Herefordshire and the adjacent but separate rural and residential opportunities at Shrawley is one of two such opportunities currently on the market with the company.

Rural partner Anthony Champion said: "Church Farm is an exceptionally fine farm with a diverse range of income streams and opportunities.

"For a buyer who also wants the comfort, splendour and versatility of Severnbank House, the two together offer the perfect package for high-net-worth individuals looking for the right opportunity in the right location.“
