257.52 acres woodland for sale in North Kent Downs

BTF Partnership is offering for sale a ring fenced private woodland of 257.52 acres for sale as a whole with a guide price of £750,000.

The woodland is located in the Kent Downs Area of Outstanding natural beauty at Challock, nr Ashford. The woodland includes a mix of maturing Conifers, managed and thinned to promote high quality timber production and mature broadleaf woodland principally of Chestnut Coppice, which could provide a useful future biomass resource. There are a variety of forest tracks, rides and access points with hard standing.

Conifer crops include mature Douglas Fir, semi mature Norway Spruce and some areas of Larch. Several of the Conifer crops are now due for thinning or clear fell and ready for harvest over the next 12 to 18 months. It is estimated that around 1,000 tonnes of conifer is ready for abstraction over the next 6 months.

The woodland will be eligible for the new Countryside Stewardship Scheme, which comes into force in January 2016 and the wood offers future potential for inheritance tax relief. There is also a replanting schedule for 2015 for some 70 acres and young tree plants have been reserved.”

The woodland has been managed for the past 20 years by a Kent based forestry management company, who will be happy to discuss future options. One of the benefits of ownership is that after two years of ownership, commercially managed woodlands qualify for 100% relief from Inheritance Tax. Timber sales are free of Capital Gains Tax and in some circumstances it is possible to roll over Capital Gains into the proportion of the purchase price attributable to the value of the land.
