Versatile Shropshire arable land sells for £1.7 million public auction

The guide price was smashed as a versatile 122-acre block of excellent Grade 2 arable land with good roadside access in East Shropshire sold for £1.7 million at a public auction on Friday.

The land at Lower Upton Farm, near Shifnal, which had a guide price of £10,000 to £12,000 an acre, was keenly contested by bidders before selling for £14,000 an acre to a local landowner.

The auction was conducted by leading regional auctioneers Halls at the company’s Shrewsbury headquarters. Chairman Peter Willcock said; “This was an exceptionally versatile block of land capable of growing a variety of salad and arable crops.

“The excellent price achieved at auction demonstrates the high demand for top quality land in Shropshire and the borders.”

Predominantly free draining, sandy loam soil, the land comprised three large blocks totalling 118.12 acres with a hardcore track running through the centre and 4.37 acres of woodland. It has a five year irrigation licence from the neighbouring Lower Upton Farm.
