Worcestershire smallholding sells for £526,000 at property auction

A charming smallholding in a sought after rural location in Worcestershire raced away from its guide price to sell for £526,000 at a public auction last week.

Rushmoor, Crowle Road, Tibberton, Droitwich, which has a guide price of £350,000, went under the hammer at a collective property auction held by auctioneers Halls at Stone Manor Hotel, Kidderminster on November 12.

The smallholding comprised a detached 1950s bungalow requiring improvement and modernisation, which has an agricultural occupancy condition, together with 26.72 acres of pastureland and rough grazing.

The bungalow sits in a large garden of around half an acre with a detached garage. The grassland, which is subject to a Farm Business Tenancy, is divided into three, conveniently-sized enclosures.

The bidding started at £300,000 and rapidly rose after keen and competitive bidding, with Rushmoor finally selling to a neighbouring farmer. The auctioneer was Roger Sadler from Halls’ Kidderminster office.

Other properties sold at the auction included The Old School House, Stottesdon, near Cleobury Mortimer which made £146,000 after keen competition. The sale was conducted on behalf of the Hereford Diocese and the proceeds will go towards the erection of a new sports hall at the school.

A paddock and woodland extending to 6.26 acres at Ribbesford, Bewdley sold for £51,000 or £8,146 per acre.

The first lot of the evening, 33, Bridge Road, Cookley, comprising a dilapidated semi-detached cottage, did not attract a buyer in the saleroom but was sold the following morning.

A three bedroomed, semi-detached house, 34, Cobham Road, Kidderminster, was withdrawn at auction and sold by private treaty to a buyer awaiting mortgage offer.
