Situation

Clashvaan is located in a very popular rural area at Heights of Fodderty. It lies mid-way between the Victorian spa village of Strathpeffer and Dingwall, the county town of Ross-shire. Both are approximately 2 miles distant and between them have a wide range of amenities and services. There are good road and rail links from Dingwall to the south. Inverness, the Highland capital, is 20 miles away, from where there are regular flights to other parts of the UK.

Description

The property is a 4.92 hectare (12.15 acre) croft in an elevated position with panoramic views over the Pefferey valley. The land is currently laid down to grass pasture, with a few self-seeded trees and small areas of scrub. A small burn runs through the croft.

Planning Consent was granted in 2008 for a single house on the croft (Highland Council Reference 06/00363/FULRC). Initial ground works have beeen carried out and the consent remains extant.

Services

Access to the croft can be taken directly from the public road. There is a newly formed access track leading from the road to the house site and thereafter along the northern boundary of the croft.

There is a public water main which runs along the northern boundary of the site, close to the house site and a connection could potentially be obtained. It is understood that there is a mains electricity supply in close proximity.
