East Trayne is situated a short distance from the small village of George Nympton, which has a church, village hall and public house. The village lies only 1¾ miles from the local market town of South Molton, which offers excellent amenities including shopping, schools and banking facilities. From South Molton there are junctions onto the A361 North Devon Link Road offering trunk road class motoring facilities to the North Devon regional centre of Barnstaple in the north west and Tiverton and the M5 motorway in the south east. Adjacent to Junction 27 on the M5 motorway is Tiverton Parkway railway station offering an intercity train service on the Paddington line.
East Trayne is a versatile property, privately set within its own land. The dwelling offers considerable scope for dual family use, with the original holiday cottage annexe to the main barn conversion now being used as additional living accommodation (planning permission for such use having been granted in 2006). There is an imposing coach house barn adjacent to the house which has considerable potential for conversion to alternative uses and indeed has in the past had planning permission for conversion to two holiday cottages, though this has now lapsed.
