From Rhayader take the A470 towards Aberystwyth and follow this road for approximately 5 miles. Take the first turning on the left, signposted Dernol. Follow this road down the hill and over the river bridge, turn left just before the Dernol sign and then immediately left again at the top of a short hill. Follow this road down to the riverside meadow and the land is situated on the right-hand side, fronting the roadway.

The land is very conveniently situated in the upper Wye Valley, on the edge of the Cambrian Mountains. It has good access off a quiet council roadway and it is just 0.75 miles off the A470 trunk road.

The land lies level, or on a gentle north-easterly slope and includes an area of open, natural woodland which provides excellent shade and shelter for livestock. It is shown edged pink on the attached plan.

The land has a natural water supply.
