The land is located north west of the village of Guyhirn in Cambridgeshire and extends in all to 32.46 acres or thereabouts, comprising three parcels of bare arable land.

Lot 1 extends to 16.10 acres or thereabouts and is located approximately 0.6 miles along Hooks Drove from Long Drove, situated on the right.

Lot 2 extends to 7.60 acres or thereabouts and is situated approximately 1.4 miles along Cants Drove from Black Drove on the left, just before the turning to Long Drove.

Lot 3 extends to 8.76 acres or thereabouts and is located approximately 0.2 miles along Gull Drove, from Black Drove on the right.

The land is classified Grades 1 and 2 on the MAFF Land Classification Plan, Sheet 124, Provisional Edition. The soil is listed in the Soil Survey of England and Wales as belonging to the Downholland 1 Series for Lots 1 and 3 and Wisbech Series for Lot 2. The soil in Lot 1 and 3 is described generally as deep stoneless, humose clayey soils, calcareous in places. The soil in Lot 2 is described generally as deep stoneless calcareous coarse silty soil. The fields are suitable for growing sugar beet, potatoes, some field vegetables and combinable crops in rotation.


The Farm is available Freehold with Vacant Possession but is currently subject to tenancy until 11th of October 2014, a valid Notice to Quit having been served following the death of the farming Tenant.


The property is offered for sale by Private Treaty as a Whole or in Three Lots as described herein. Exchange of Contracts is to take place as soon as possible following acceptance of an offer and Completion is to take place to coincide with the availability of Vacant Possession, subject to Holdover arrangements as necessary.


Full rights of Holdover are reserved in respect of the harvesting and removal of the growing crop of sugar beet in Lot 2.

The Sporting Rights, Timber and Minerals are included in the sale, so far as they are owned, subject to statutory exclusions.

There is a gas pipeline Easement across part of the North West corner of Lot 3.


Should the sale of the land, or any right attached to it become a chargeable supply for the purposes of VAT, such Tax shall be payable by the Buyer(s) in addition to the contract price.


The Buyer(s) shall be deemed to have full knowledge of all boundaries and neither the Seller nor the Selling Agents will be responsible for defining the boundaries nor their ownership.
