Langley Bottom Farm

Langley Bottom Farm is one of the few large scale commercial farms remaining within the M25. The rolling farmland and woodland belie the farm’s proximity to South London and the convenient travel links close by.

The attractive arable land and mature mixed woodlands provide an excellent environment for a challenging pheasant shoot and the farm yard with commercial buildings generates a significant additional income. There are impressive views across the land from the top of the farm and over the Downs, Epsom Racecourse and to the City of London.

Langley Bottom Farm is close to the village of Langley Vale on the edge of the Epsom Downs, south of Epsom in Surrey.

Nearby Ashtead and Epsom provide a comprehensive range of good and services and Kingston Upon Thames is less than 10 miles away.

The Farm Yard houses a number of commercial units let to local businesses as well as in hand farm buildings including a cattle yard, workshop, machinery stores and grain handling facilities used by the farm contractor. There is also a shoot room used by the shooting syndicate. The annual income from the commercial leases, at the time of writing, is about £50,000 with potential to increase this to near to £80,000.
