SITUATION
The property is situated in a secluded rural location on the outskirts of Dulverton, which is a delightful country town in the National Park and is well known as The Gateway to Exmoor. Dulverton provides good shopping facilities together with a bank, post office, chemist, health centre, dental and veterinary surgeries, library, primary and middle schools and a well-used town hall. There are also good recreational facilities including squash courts, all weather tennis courts and football and cricket pitches.

Tiverton is a larger town 13.5 miles to the south, with more comprehensive retail and recreational opportunities as well as excellent public schooling and access to the M5 at Junction 27. The beautiful cathedral city of Exeter is approximately 28 miles distant and has the advantage of the international airport. Tiverton Parkway rail station is adjacent to J27 and is on the South West main line to London Paddington (2 hours 5 minutes).

The property is well located for walking and riding and is just a short drive from the wonderful hills and valleys of Exmoor. Wimbleball Lake is nearby offering lovely lakeside walks, sailing and other water sports.

DESCRIPTION
This classic mill building of stone under a slate roof benefits from its own courtyard of outbuildings, a sheltered garden and a paddock with woodland. The property enjoys uninterrupted views along the River Exe valley. Machine Court is approached from the road on a private drive that enters the stone walled courtyard through a five bar gate, allowing parking for several cars. The two storey mill building is attached to a single storey. With an open fronted barn attached to this. On the opposite side of the courtyard is a further open fronted barn, with two good sized stables. The property has been carefully and sympathetically restored and modernised to a high standard both inside and out.

Machine Court is a house that would suit a family with excellent space for the children, or a Bed & Breakfast business, or as an elegant retreat for retirement.

ACCOMMODATION
The Mill briefly comprises a large fitted kitchen/breakfast room with attached utility room that includes a cloakroom and the oil-fired boiler. The dining room has a vaulted ceiling with exposed oak beams, a gas-fired stove, window seat and double doors to the garden. A beamed opening leads through to the ground floor accommodation of three double bedrooms, one with an en suite shower room, one with a sink and there is a separate shared central shower room. The oak staircase leads to the first floor of the Mill, to a large sitting room with delightful rural views, a feature fireplace and inset wood burner. There is also a useful study/workroom as well as the large master bedroom with en suite bathroom. A small cupboard/kitchenette on the landing provides tea and coffee making facilities.

OUTSIDE
The property occupies 3.12 acres of land. At the front is a level lawned area with a series of ponds along the line of the original mill leat. There is a long patio against the house with a garden, summerhouse and an outdoor spa bath. The remainder of the property is mainly woodland with a variety of mature trees, as well as some new planting. A track leads to a hard standing area with open-fronted covered storage.

SERVICES
