Lemans Farm was acquired by the current vendors about 8 years ago, since when they have dramatically altered and improved it. Planning permission was granted for the demolition of the derelict cottage and was replaced with a new farmhouse, together with the double garage.

Brampton station is about 3 miles away and has links to Ipswich, which in turn has an approximate journey time to London Liverpool Street of about 75 minutes.
Lemans Farm is about 11 miles from the Suffolk Heritage Coast which offers sailing, golf, walking and bird watching along with numerous beaches.
Lemans Farm is in a secluded location with the farmhouse sitting centrally within its land and is approached via a long driveway which leads down past two meadows to the house, garaging, outbuildings and office.
The drive splits into two, with one fork leading to the house and garage, which has a parking and turning area, and gives access to the detached office and utility area, which is of brick elevations under a pan tiled roof. The other fork leads to the former agricultural buildings, which are currently used for stabling and hay/general purpose storage. From Bungay head south on the A144 and turn left signed Ilketshall St Andrew into Top Road.
Continue past the church of Ilketshall St Lawrence and where the road bends to the right turn left into Tooks Common Lane, by the village signfor Ilketshall St Andrew. Continue for about 1.4 mile and then turn right into Banters lane, signed Barsham and Beccles. Continue on Banters Lane for about ½ mile and the frive to Lemans Farm will be found on the right hand side. There are two brick piers and a split 5 bar gate. Please close the gate behind you.
