The land lies in two blocks, shown on the attached plan as Lots 1
and 2. The land immediately adjacent to the road in both lots has recently been in arable production although is currently laid to grass, whilst the land further down in to the valley has been laid to pasture for many years. A small watercourse runs through the pastureland as well as a number of substantial wooded areas and cricket bat Willows.
The land benefits from main road access to both Lots 1 and 2
from the A1071 and Pigeon's Lane. Boundaries to the land
consist of a mixture of hedgerows, fences and grass verges.
The land is classified as Grade 3 under the Land Classification series of England and Wales and is predominantly of the Ludford soil series, being a well drained fine and coarse loam over flint and gravel in places.
A covenant will be placed upon the land preventing it from being
occupied by pigs
