Description of Property
Edwinsford has been developed as a superb Sporting Estate extending to about 502 acres of freehold land and river, as shown on the sale plan. year.

Following the construction of ponds and the establishment of a riverside corridor, together with the planting of hedgerows and many hardwood trees, the Estate provides a thriving
habitat to abundant wildlife and a great variety of birds. Its management has been the subject of considerable effort and expenditure by recent owners, producing a well-rounded

flighting, pheasant shooting and a realistic chance of salmon.

Keeper’s Cottage
Located near to the centre of the Estate is an excellent period cottage, built of stone, recently refurbished with double glazing and central heating. It has a living room, a large fitted kitchen, utility room, three bedrooms and a bathroom with shower cubicle and separate wc, together with an outside WC and store room.

The Bothy
Adjoining Keeper’s Cottage is an open-plan Bothy comprising a living room / kitchen, cloakroom with shower cubicle, WC and hand basin, and a large entrance lobby with generous hanging space.

Double glazing and central heating make it comfortable, whilst a large patio is ideal for warm summer evenings.

This Bothy could be let as a holiday cottage outside the shooting season, when it has been used as the shoot room for the guns.
