230,000 bird poultry unit for sale for first time in 30 years


Leaze Farm, a 230,000 bird-poultry unit with 16 acres in Bulkington, Wiltshire, has been launched to market by Chesterton Humberts for the first time in more than 30 years.

At a guide price of £1,600,000, the substantial poultry unit comprises an attractive four bedroom bungalow, six modern broiler growing units with ancillary buildings and a ten acre paddock. There is also a telephone mast which produces an annual rent of £4,000. The farm is for sale as whole or in two lots.

Lot 1 comprises all the buildings across about six acres. The bungalow is situated in a corner of the farm and boasts far reaching southerly views. The farm buildings include 6 broiler houses which vary in size between 18,200 sq ft and 24,200 sq ft, each with adequate feed bins, temperature controls, automatic drinking and feeding systems and security.

The ancillary buildings include; framed barns, workshops, a rest room with washing facilities, wash down facilities, underground storage tanks and a range of 3 timber stables with tack room, feed store and workshop. There is planning consent granted for a new straw barn.

Lot 2 comprises a level grass paddock of 10.75 acres of Grade 3 land to the south of the main holding. The land has been registered for single farm payments which will be transferred to the buyer, subject to RPA transfer regulations.

Charles Lucas, Director of Chesterton Humberts’ rural department in Marlborough comments: “Poultry units of this size and nature do not come to the market very frequently, particularly those with modern environmental facilities. It is a well located with some scope for further development. With increased public demand for home produced poultry meat this unit represents an ideal opportunity for existing producers looking to expand or alternatively farmers seeking to diversify their current business.”

Leaze Farm is ideally situated in open countryside in a quiet position, adjoining a public highway and about half a mile from the village of Bulkington, five miles from Devizes and seven miles from Trowbridge. It is also within easy travelling distance of the M4 motorway (J16).
