The rolling grazing land lies to either side of the B743 and predominantly faces south. Westtown Farmhouse is centrally located within the land and a good network of tracks run throughout the farm. There are superb views of the surrounding Ayrshire countryside across the majority of the land.
The village of Sorn is a former mill village situated alongside the River Ayr and is well known for its castle and for its success in floral displays and tidy environment competitions. The village provides for everyday needs and has a primary school, Country Inn, Post Office and Church. The nearby villages of Mauchline and Auchinleck offer further everyday amenities, with secondary schooling available at Auchinleck and Galston. Private schooling is offered at Wellington School, Ayr.
The towns of Kilmarnock (14 miles) and Ayr (16 miles) offer a more extensive range of shopping, education and social facilities.

The farm is in a renowned agricultural area within proximity to Ayr and Lanark livestock markets. There are veterinary practices in Cumnock and Mauchline.
Ayrshire provides an abundance of opportunities for outdoor pursuits with the local area being particularly popular for equestrian activities and fishing, notably with the River Ayr, a well-known salmon river, within 500m of the farm, which is accessible by permit. There is also walked-up and driven game shooting available locally.
