A "rare opportunity" to buy an "unfettered" 63 acre farm near the Welsh/English border is being sold by Wrexham County Council.

Property consultants Bruton Knowles have been instructed to sell Rosevale Farm Holding, on Long Lane near Whitchurch.

The smallholding comprises a detached farm house and a range of modern and traditional outbuildings.

It also includes a timber framed garage, dutch barn, livestock fodder store building, Somerset milking parlour, silage clamp, cubicle shed and former cow shed, and 62.63-acres of farmland, which will be sold in two lots.

Gareth Lay, associate and head of Bruton Knowles’ Shrewsbury office, which is marketing the property, said the farm is a "rare opportunity" to purchase a manageable small farm holding, located in a desirable rural area.

“The property is one of the very few that has been unfettered and well farmed over the years, with no diversification or a planning history,” Mr Lay explained.

“As a result, it is very much a blank canvas for a purchaser to put their own stamp on it, whether that is for livestock farming or scope to introduce equestrian elements to the property.”

'Stability and reassurance'

Following the recent announcement from Michael Gove supporting future income for the occupation of farm land, Mr Lay said that this should give more confidence to the market place.

He said it should give the agricultural industry a level of "stability and reassurance" post Brexit.

However, as well as the property being of interest to existing and new farmers, Mr Lay said it is also expected to interest lifestyle buyers.

He added: “With the property being situated in Bronington, near Whitchurch, this unique property would be attractive for existing farmers looking to expand or for a secondary livestock rearing holding, as well as those looking for a lifestyle change in a rural setting.”
