Shackerstone estate, an 'exceptionally diverse investment asset', has been put up for auction with a guide price of £13.5m.

Property consultants Carter Jonas said the estate has an annual income in excess of £250,000.

It extends to approximately 1,738 acres of predominantly agricultural land.

Available for sale by private treaty in two separate lots, or as a whole, the estate forms part the former Gopsall Estate is occupied under a mixture of Agricultural Holdings Act Tenancies and short term Farm Business Tenancies.

The land has been used previously to grow a variety of crops, including wheat, barley, oilseed rape and grass.

The first lot includes ten residential properties, fishing rights, income of £196,000 and arable and pasture land.

Nearby tourist attractions include the National Forest, Twycross Zoo, and the Ashby de la Zouch Canal, to which the Estate has fishing rights.

Before the estate was launched to the market, 17 long standing farm tenants from the Gopsall Estate were offered the opportunity to purchase their farm holdings – 15 tenants farmers have now taken the opportunity to purchase their farms with most sales agreed in the first quarter of 2017.
