Over 2,000 acres of farmland has become available in Wales for a small fee in what has been described as a "very rare" and "unique" opportunity.

Over 2,000 acres of grass keep, which includes open hill, lower fields and two hay meadows, have become available in Powys, through Roger Parry & Partners, for a nominal rental fee.

The exact rental amount has not been disclosed as it is believed the landowner doesn’t want to exclude any offers.

2,025 acres will be available from October 2018 near Llangynog in Powys, with 1,848 of those acres being on open hill and the remaining acres made up of lower fields and two hay meadows.

Roger Parry & Partners’ Welshpool office is managing the opportunity. Clare Williams, Chartered Surveyor, said: “It is very rare for so many acres to become available as grass keep for such a small fee. I am sure this offer will attract many graziers.

“Although the land will not become available until October we suggest anyone interested should contact us as soon as they possibly can to register their interest.”

All 2,025 acres of land is in Glastir Advanced. Under this scheme there will be certain requirements of the grazier. These include:

• Not to turn cattle out onto the land before 1 April 2019 and to remove all cattle from the land by 29 September 2019

• To mow the sward no more than once and not before 21 July 2019

There is also the following requirements for the 1,680 acres of the mountain:

• A minimum of 150 sheep and maximum of 490 sheep should graze the mountain between 1 October to 31 December

• A minimum of 150 sheep and maximum of 490 sheep should graze the mountain between 1 January to 31 March
