Farmland and buildings to go under the hammer in Shrewsbury

Shrewsbury-based auctioneers Halls are expecting keen interest in a public auction in April when five blocks of land and two farm buildings, which have planning permission for conversion to houses, go under the hammer.

The buildings are included with 116 acres of arable land at Pixley Farm, Hinstock, Market Drayton, which are being sold on behalf of Mr and Mrs Maurice Edwards as they are surplus to their requirements.

Offered in two lots of 51.64 acres and 65.13 acres, the fertile land is accessed from a minor council road and has a guide price of between £4,500 and £5,000 an acre.

The buildings for sale at Pixley Farm include The Old Cart House, a detached stone barn with planning permission for conversion to a two bedroomed house set within an acre of land. Also The Wain House, a detached brick building with planning permission for conversion to a three bedroomed house set within more than half an acre of land.

Halls have issued price guides of £95,000 for The Old Cart House and £75,000 for The Wain House.


Also going under the hammer is a 47.21-acre block of fertile grassland at Lower House Farm, Criggion on the Welsh border between Shrewsbury and Welshpool.

The land, which includes fishing rights on the River Severn, is being sold on behalf of Mr and Mrs A. C. E. Dawson. Contained within a ring fence, the land is accessed from the Ford to Llandrinio road over a stone track known as Acre Lane.

The other two blocks of pastureland in the auction are 4.61 acres at Edgebolton, near Shrewsbury, which has frontage to a road and the River Tern and three acres with road frontage at Shrawardine, near Shrewsbury. The two blocks have price guides of £30,000 to £35,000 and £20,000 to £25,000 respectively.
