An innovative new approach to speeding up the sale of agricultural land and buildings, which could save as much as four weeks conveyancing time, has been launched by Withy King Solicitors.

Withy King has pioneered a 'Deal Agreed' pack which is made available to potential purchasers when they express an interest in buying a property, and contains all the documentation ultimately needed to complete any sale, including land searches and title deeds.

Angus Williams, an Agricultural Law Specialist at Withy King, explained: "Our 'Deal Agreed' packs contain all the information a solicitor would collate during the normal conveyancing process – the key difference is that instead of waiting until a buyer has been found before beginning the work, we do it up-front while the property is being marketed. This saves both buyers and sellers a substantial amount of time and means the sale can proceed to completion in just a couple of weeks. The pack also provides prospective purchasers with all the facts at a very early stage so if they are going to back out or want to negotiate on price, they will be in a position to do so earlier rather than later.

"Agricultural property sales lend themselves particularly well to our Deal Agreed packs because they are often more complex and time-consuming than other types of property transactions. For example, we are frequently asked to help with the sale of properties which have been in the same families for generations and may comprise parcels of unregistered land or a large number of title deeds – all of which can add significantly to the conveyancing process," said Angus.
