The land is accessed via a shared farm track and comprises 9 enclosures totalling 34.82 Acres. Seven of the fields are level and two are gently sloping and are fenced and protected by traditional hedge/ditch boundaries. Three of the lower fields adjoin the Hillfarrance Brook over which there are fishing rights. Five of the fields are within a site of Special Scientific Interest which extends to approximately 18.80 Acres and is referred to by Natural England as 'neutral lowland grassland' and is protected for it's wild flowers and herbage providing high quality grass and hay.
The remaining 16.02 Acres are excellent pasture blocks ideally suited for mowing and grazing. There is also a pole barn of approximately 48' x 40' being open on three sides and with cattle handling facility. Located close by is a 2 bed mobile home, providing lock up and office facility, which is connected to mains water and solar power. Please note that there is no planning consent for full-time residential use of the mobile home.
