Extending to approximately 17.13 acres (6.93 ha) the land has two points of access off Holmes Lane. The land is bounded by mature hedgerows and trees and is in stubble having been cropped with Winter Wheat the previous growing season. There is a small pond in the north east corner.

The land is situated off Holmes Lane which can be accessed off the Hanbury Road to the north of Hanbury Village. The area is well connected, with easy access to the Salt Way in the south and the A38, Worcester Road in the north. Junction 5 of the M5 motorway is just 3.5 miles away.
