Block of Shropshire arable land for sale at £2.5m

A block of nearly 331 acres of fertile and productive Shropshire arable land and woodland is on the market with agents Halls for £2.5 million.

Kytes Nest, located close to the village of Monkhopton, near Bridgnorth, at the eastern end of the Corvedale, is being sold on behalf of the J. R. N. Marsh 1995 Trust Settlement.

The land, which has good road links to the M54 and West Midlands motorway network, lies within a ring fence and comprises a fertile loamy soil predominately classified as Grade Two on the DEFRA Land Classification Map.

Currently let on a five year farm business tenancy, which expires in September 2016, the land has been farmed to a high standard in an arable rotation but has potential for grazing or grass conservation if required.

Divided into conveniently sized enclosures bordered by hedges, the land is served by a hardcored roadway and is subject to an Entry Level Stewardship Scheme that expires in 2016. No Single Payment Entitlements are being sold with the land.

There are four mainly broadleaved plantations on the land, including Cawleys Coppice, which has a compartment of mature oak that could be felled and replanted, subject to necessary felling licences.
