Farmers who own holiday cottages wanting to maximise their investment should get out the paintbrushes - that's the conclusion of a study carried out by leading holiday cottage agency Hoseasons, which has found that a well-presented interior, with good décor and immaculate presentation, is the most important 'must have' for British cottage holidaymakers.
The research also showed that a well-equipped kitchen (including dishwasher) and the latest digital entertainment systems are at the top of the wish-list for visitors choosing their holiday cottage.
The top ten features demanded by UK holidaymakers were:
1. An attractive, well-presented interior with recently updated décor in immaculate condition
2. A spotlessly clean, uncluttered and well-equipped kitchen, with washing machine, tumble dryer, dishwasher and freezer and microwave
3. State-of-the-art entertainment systems, including a large TV/Plasma screen, DVD player and quality music system
4. A pretty, well maintained exterior
5. A pleasant garden or patio area with good quality garden table & chairs
6. Comfortable beds, four-poster beds and extra-large beds
7. Quality bed linen and soft furnishings
8. Smart modern bathrooms, with a power shower
9. Good local amenities
10. 'Immediate' on demand central heating

"The study demonstrates that a relatively small investment in upgrading a holiday cottage can pay dividends in terms of rental income received, with a higher price and a longer season achieved by those properties which ticked the 'must have' boxes," said Head of Hoseasons Cottages Tina Smith.
"The first impressions given both in marketing material such as the brochure or website, as well as when visitors arrive, is crucial. A well-decorated, thoroughly cleaned cottage will immediately be attractive, and that extra effort will be rewarded with more bookings and repeat custom."
Other desirable features identified by the study included:
• Jacuzzi bath
• Properties that allow pets
• Open fire, woodburner or real flame gas fire
• En-suite bathroom facilities
• Good pub locally
• Satellite/digital TV and broadband internet facilities
• 'Extra' facilities such as a barbecue, bicycles, fishing gear, games room, etc
