Isle of Wight sees largest sale of farmland for 10 years

Thorley Farm is the largest block of farmland to come onto the Isle of Wight market for over 10 years. At around 913 acres it provides the opportunity to purchase a commercial parcel of productive arable land in a unique and enviable position.

Thorley Farm lies between Yarmouth and Freshwater on the eastern side of the River Yar in an elevated position with fine views across Yarmouth and the Solent. A further parcel of land at Shalcombe lies about 3 miles away from the main block.

The land has been farmed under an organic scheme for the past 5 years and benefits from an Organic Higher and Entry Level Stewardship Scheme providing a substantial annual income. In addition to the arable and pasture land there are some 56 acres of mature woodland forming the basis of an excellent shoot. The current 5 year crop rotation includes 3 years of cereals and 2 years of grass ley.

The farm has two useful farm buildings – a six bay steel framed machinery store adjacent to Wilmingham Lane and a further recently constructed grain store with the capacity for approximately 400 tons. The farm is divided into five main lots ranging from some 550 acres to 6 acres.

James Attrill, Partner at BCM’s Isle of Wight office says “There is significant pent up demand for good commercial farmland from both Island and Mainland buyers – Thorley Farm is an ideal investment opportunity offering a very efficient farm unit in an excellent location. We anticipate very significant interest in this sale.”
