Mid Wales Hill Farm goes up for auction

A 127-acre hill farm with a farmhouse and stockman’s cottage in a picturesque part of Mid Wales will go under the hammer at a public auction in Newtown next month.

The sale of Cwm Golog Farm, Kerry, Newtown is being conducted on behalf of the executors of the late Mr J. R. Davies by joint agents Halls, Morris Marshall and Poole and Norman Lloyd at the Elephant and Castle Hotel, Newtown on May 11 at 6pm. The farm has a guide price of £600,000 to £650,000.

The well balanced farm comprises 127.87 acres of hill grazing with good road access, a detached three bedroomed farmhouse with spectacular views, a detached two bedroomed stockman’s dwelling and a range of modern and traditional farm buildings.

The farmhouse, which has oil-fired central heating, has an entrance hall and a combined kitchen and dining room with French windows to a raised patio on the ground floor and three bedrooms and a bathroom upstairs.

The stockman’s cottage is a timber framed building with an entrance hall, combined kitchen and dining room, breakfast or dining room, sitting room, two bedrooms and a bathroom. There is also a large garden to the rear and side that requires improvement.

The buildings, which are located adjacent to a concreted farmyard, provide adequate husbandry facilities for livestock and fodder storage. They include a six-bay barn and fodder store, a six-bay lean-to loose housing cattle shed and two implement stores.

The land, which lies at between 280 to 450 metres above sea level, is laid to permanent pasture with two parcels of coniferous woodland.
