Smallholdings and paddocks sell for £1.55 million at Kidderminster auction
Four lots sold for £1.55 million at a collective property auction which attracted a packed saleroom in Kidderminster on Wednesday evening.
Top seller at the successful auction, conducted by auctioneers Halls at Hogarths Stone Manor Hotel, was Wild Acres, Clows Top, a smallholding formerly used as a kennel and cattery business, which sold for £680,000.
Set in an elevated position with two bungalows requiring modernisation, a vast array of kennels and buildings, grassland and woodland extending to around 23 acres, the smallholding had a guide price of £600,000.
Another exceptional price was achieved for Woodground Farm, Stock Green, Redditch, a smallholding with a three bedroomed farmhouse, dilapidated farm buildings and nearly 12 acres of grassland, which sold for £665,000.
Offering great potential to be upgraded to a superb country home, subject to planning consent, the farmhouse requires rebuilding or extensive refurbishment. Competitive bidding by a number of potential purchasers quickly raced past the pre-sale guide price of £350,000.
The other two lots comprised two paddocks, which both sold well. A 1.25 acre paddock at Woodrow, Chaddesley Corbett attracted enthusiastic and competitive bidding to sell for £42,000, which equates to £33,600 per acre, while a 1.81 acre paddock at Woodrow, Chaddesley Corbett realised £40,000.
The Courthouse, Cleobury Mortimer, comprising a stone and brick former courthouse with enormous potential to convert to residential use, failed to find a buyer and is now for sale by private treaty for £130,000.
The auction was conducted by Roger Sadler, of Halls’ Kidderminster office, who said he was delighted with the prices achieved for both smallholdings and the two paddocks.
“The results highlight the strong demand for country smallholdings and land in Worcestershire and the benefits of selecting the right properties for auction,” he added.
