Two commercial poultry farms in Somerset with a combined capacity of 240,000 birds have been launched to the market this week.
Millford Farm and Knaplock Poultry Farm are offered for sale with a combined guide price of £4.9m through property consultancy Carter Jonas.
The farms are expected to pique the interest of the largest broiler producers and breeders in the industry.
Millford Farm has a guide price of £2.6m, and is fully equipped with a detached modern farmhouse and four poultry buildings which have capacity for 119,000 birds.
The holding also has a biomass boiler, solar panels, and associated income from the Renewable Heat Incentives (RHI) and Feed-in Tariff (FiT) respectively.
There is also consent for an additional fifth poultry building on the six-acre site.
Carter Jonas Partner Jack Mitchell said: “Not only does this holding provide a fantastic opportunity for poultry farmers to grow their operations, but through the RHI and FiT they will gain additional income on top."
Two of the buildings are 19,200 sq ft steel portal framed buildings constructed in 2016 and there is planning permission for the erection of another identical building on site.
In addition, there are two 12,900 sq ft timber framed with insulated steel cladding and composite panel insulated steel profile sheet roofs.
There is an 800kW biomass boiler generating an RHI payment of about £60,000 per annum. The payments are set to run until 2036.
There are also two 199kW biomass boilers that were installed in May 2014 and generate a RHI payment of circa £56,000, which are set to run until 2034.
The holding has a roof mounted 100kW solar array installed in 2018. The FiT payments are circa £6,000 per annum, plus cost savings on electricity, and run until 2038.
Mr Mitchell said: “Millford Farm is situated at the foot of the Quantock Hills area of outstanding natural beauty, a short distance from the town of Bridgwater and the rural centre of North Petherton."
Knaplock Poultry Farm, offered for sale with a guide price of £2.3m, is another commercial holding serviced by a detached bungalow, large office, and double garage with flat above, together with five poultry buildings offering growing space for up to 121,000 birds.
The holding also has a biomass boiler and solar panels and associated income from the RHI and FiT respectively.
There is also consent to replace the two remaining timber framed buildings with a new steel framed building, although the timber framed buildings are still in use. The entire site extends to 4.38 acres.
Two of the buildings are 7,000 sq ft timber framed and clad poultry buildings, and a third building is a 15,600 sq ft steel portal framed building constructed in 2021.
A 650kW boiler generates a RHI payment of circa £53,000 per annum, and there is also a 50kW solar array on the roof of one shed which was installed in 2015, earning about £6,000 per year.
Knaplock Poultry Farm is situated between the villages of Fiddington, Stogursey, and Combwich.
