Little Bennane Farm is located in Ayrshire close to the village of Ballantrae on the A77 overlooking the Irish Sea. The farm lies between approximately 80 to 100 metres above sea level. The property is situated approximately 7 miles from Girvan, 30 miles from Ayr and approximately 14 miles and 20 miles from the ferry ports of Cairnryan and Stranraer.

Little Bennane Farm straddles the A77 and the land borders the Irish Sea. The smallholding extends in total to approximately 32.44 acres (13.13ha) and is currently down to grass. The land is gently undulating and is well fenced and watered, and has an early and extended season for grazing

The farmhouse, which is very well maintained throughout, is a two story dwelling constructed of rendered local stone under a slate roof, the house is fully double glazed, with heating and hot water provided by an oil fired boiler, hot water is also provided via the open fireplace in the Sitting Room.

The farm buildings comprise of combination of traditional and modern structures, currently used for livestock housing, crop and machinery storage and suitable for a range of alternative uses.

The land is located to the rear of the farmyard and buildings in two field enclosures.

Little Bennane has been registered for the Basic Payment Scheme and a 2016 claim was made for a total of 11.90 entitlements at Payment Region 1.

The Buyer will be required to comply with the terms of the Seller’s BPS Application and will indemnify the Seller of any breaches of the conditions of the application particularly in respect of cross compliance conditions.
